North Park Residences is the latest new launch condo by Fraser Centrepoint Homes. Show flat is ready and is expected to be open for VIP viewing starting from 14th March. Preview day for VIP book will be on 27th March. Faser Centrepoint Homes Land bid in Yishun that shock the industry
In 2013, Fraser Centrepoint won this land bid with a top bid of over $1.4 billion. This bid is close to 50% higher then the 2nd highest bid by Far East Organisation led consortium. The site cover a land size of slightly over 442,000 sq ft with a maximum permissible gross floor area of around $1.33 million sq ft. Fraser Centrepoint top bid translate to a ppr of $1,077sq ft per plot ratio. In 2013, analyst predicted that North Park Residences should be launch at between 1600 to 1800psf as developer break even is at $1500psf, however our most update news suggest that Fraser Centrepoint Homes will be giving VIP discount during North Park Residences preview and average price after discount should be at $1350psf.
Location of North Park Residences Retail Shops, Community Club, Bus Interchange and link to MRT and public Car Park
The new mall will have 300 shops spread out in basement 1, basement 2, level 1 and level 2. These shops combines with North Point Shopping mall existing 200 shops will form the new North Point City. The 2 mall will be seamlessly connected.
North Park Community Club will be house in level 2 of the new development.
North Point City will have over 1000 parking lots. Car park of the new mall will be connected to existing carpark of North Point Shopping Center. Fraser Centrepoint Homes will also build a new sky link to connect the existing HDB public in BLK 925 Yishun Central 1 to the new North Point City.
North Park residents will have a total of 927 car park lots on level 3 of the development. Visitor will have to sign in at security in order to park in level 3 residential car park. Shoppers will have to use either the basement car park or public parking at BLK 925.
On level 1 will be Singapore 1st aircon bus interchange which support 33 bus services. Yishun existing bus interchange has been temporarily relocated to the plot of land beside to make way for construction of North Point City and North Park Residences.
The existing Yishun MRT station will connected to basement 2 of the new North Point City via underground link.
Traveling Time By MRT from North Park Residences to Orchard
From Yishun MRT to Orchard MRT is only 9 train stop and only about 22 minutes journey. However you will need to visit shopping in Orchard too much when you have 500 retail shop right below your block.
